Tile roofing comes in many different styles, colors, and sizes. There are two different materials used for making tile, clay or cement. Cement tiles do not have the longevity of clay tiles. The longevity of a clay tile roof can last more than 100 years depending on the quality of the tile. Broken or missing tiles can be repaired and replaced, providing a close match can be found. It’s a good idea to keep extra tiles on hand.

In some cases, tile roof problems are due to the underlying asphalt paper deteriorating, especially on lower sloped roofs. The existing roof tiles can be removed and "re-laid", if your tile is in good condition. The process of re-laying a tile roof includes removing the existing tiles, replacing the underlying asphalt paper, and re-laying the same tile. Any metal flashings or rotted wood should be replaced at this time.

You as the property owner can yearly inspect your roof safely from the ground for missing or broken tiles. A pair of binoculars can be used. If you can safely get into your attic, you can inspect the roof sheathing for signs of deterioration. It is also a good idea every several years to have your roof inspected by an experienced slate/tile roofer. If you find any broken or missing tiles or any signs of deterioration, call an experienced roofer specializing in tile as soon as possible to avoid more costly damage in the future.
